Planning Approval Secured for 147-Home Development in Trafford

I'm delighted to share that our residential masterplan in Trafford, Greater Manchester, has received planning approval. Working collaboratively with Homes for Trafford ­–a joint venture between Trafford Council and L&Q– we have designed a scheme that will deliver 147 new homes, with 50% designated as affordable housing.

We have approached the 2.8-hectare brownfield site with a people-first mindset. Our evidence-based design process has led us to create a cohesive neighbourhood that prioritises wellbeing and placemaking, with particular attention to creating family and child-friendly spaces.

Taking a practical approach to the masterplan, we have reintroduced a traditional street network that feels familiar and walkable. By carefully considering the context, the design of the homes respects the scale of the surrounding residential streets, incorporating materials and details that reinforce the area's distinctive character.

One of our key focuses has been creating a truly mixed community. We have achieved this through a diverse range of housing types –from one-bedroom apartments to four-bedroom houses. Homes have active frontages that overlook social spaces, including children's play areas and extensive cycle parking, helping to create a safe, welcoming environment that connects seamlessly with local amenities.

Sustainability and biodiversity have been central to our thinking. Working with our landscape team, we have developed a bold planting strategy that goes beyond aesthetics. The carefully selected species will provide year-round visual interest while supporting local biodiversity, complemented by sustainable drainage systems throughout the development.

This scheme demonstrates our commitment to creating lasting social value while addressing pressing housing needs in Greater Manchester. A residential neighbourhood with improved landscape areas and walkable routes, incorporating links to nearby Merlin's Park that will benefit both new residents and the wider community.
