We are very excited to be on site at Plashet Road - our first Passivhaus Certified and 100% affordable housing scheme! The project will provide 65 homes for social rent, of which 39% are family dwellings, for the London Borough of Newham, alongside a nursery for the area. The exemplar building will be built to Passivhaus 'Classic' certification, delivering a design that promotes low carbon living, minimises future energy costs for residents and reduces long-life maintenance costs.
The form and layout of the building has evolved in response to key Passivhaus principles, the orientation of the site and the twelve protected and mature London plane trees that bound it. The new homes will be set within the trees, and deck access routes to the north and east of each building leads the majority of balconies, living rooms and bedrooms to be south or west-facing. This optimises daylight and the potential for solar gains and ensures that all flats are dual aspect, with at least one aspect facing a quiet area to allow secure natural ventilation to manage summer temperatures. Extensive planting around the perimeter and a landscaped courtyard enhances biodiversity across the site and further lends the scheme to the feeling of being nestled amongst the trees.
Construction is expected to complete by the end of this year and we eagerly await to see how it is received by residents and the local community.
